Contract Renewals and Rent Adjustments

The Agency is responsible for processing all contract renewals and rent adjustments for the properties within our portfolio. To determine what type of contract renewal and/or rent adjustment your property is eligible for, please select the option that applies to your type of property.

The first step in determining what type of contract renewal or rent adjustment a property is eligible for, is by knowing what type of contract the property is under. A property is first classified as either Pre-MAHRA or Post-MAHRA.

  • Pre-MAHRA properties- Properties that are still under their original/first contract with HUD.  These properties may be eligible for three types of rent adjustments depending upon the original Housing Assistance Payment (HAP) Contract.
  • Post-MAHRA properties- Properties whose original contract has expired, and the property is renewing or has had a contract renewal since MAHRA was enacted on October 27, 1997.
